Khayangan Estate is breathtakingly beautiful and unimaginably magical. From the Sanskrit word for ‘Seventh Heaven’, Khayangan Estate is simply as its name suggests a luxury residence that is simply stunning, simply heaven. Situated adjacent to Bvlgari Resort on 1.5 hectares of magnificently landscaped gardens, 170 metres above Selonding beach, on Bali’s Bukit peninsula, Khayangan Estate offers possibly one of the best views in Bali with a 180-degree panorama of the Indian Ocean.

The estate’s charm lies in its unique architecture with eleven antique joglos – once the traditional homes of Javanese aristocracy – set amidst a sprawling garden with terraces of yellow irises, swaying palm and fragrant frangipani trees, reminiscent of the traditional villages of ancient Java. The original features of these beautiful century old buildings have been preserved and complimented with fully reclaimed teak wood furniture, ultra luxurious contemporary furnishing and decoration, and state of the art entertainment and communication facilities.

Accomodation

Khayangan Estate is laid out as two clusters of three en-suite bedrooms each, available for two parties of six persons or as a single residence of six bedrooms for 12 guests. Cluster 1 consists of three suites - the Sultan, the Majapahit and the Keraton, together with a dining and living pavilion fronted by an infinity-edge pool  overlooking the Indian Ocean.

Sitting higher and closer to the edge of the cliff, Cluster 2 features two joglos, the Maharaja suite and the two-bedroom Sanjaya suite, each with large private plunge pools. The suites are situated on both sides of a second infinity-edge pool, which leads up to the covered terrace in front of a grand living and dining pavilion that is scheduled for completion in late 2008. Each suite is exclusively designed and decorated to enhance their individual character. Every bedroom features a majestic king-sized bed set within the thick wooden central pillars and under the beautifully and intricately carved pondopo or multi-tiered ceiling centre-piece.

Khayangan Estate is located on the southern-most tip of the Bukit, just 30 minutes from the Bali Ngurah Rai International airport and within easy reach of major attractions. 10 minutes from Bali’s famous Pura Uluwatu temple and Dreamland Golf Course, 20 minutes from the luxury hotels and championship golf course at Nusa Dua, 20 minutes from the popular seafood restaurants and five-star resorts at Jimbaran Bay, 45 minutes from the fantastic shopping and exciting nightlife attractions of Kuta, Legian and Seminyak, 90 minutes from Ubud, the cultural heart of Bali.

Note :

• Rates do not include gratuities to staff members, which we recommend to be at least, IDR 200,000 per week, per staff member
• Rates include using our house phone for local calls (Bali) calls only
• Rates do not include breakfast, long-distance/international calls, food and beverage and extra activities (spa, etc) 
• Please note that the capacity of Khayangan Estate is 12 adults for the 6 bedrooms, and 6 adults for the 3 bedrooms.  Additional beds for children are available
• Dining capacity is up to 25 persons for a 6 bedroom booking or 15 for a 3 bedroom booking, and is mainly for guests staying at the property.
• Should you wish to host dinner parties for more than 25 that include outside guests, please discuss with BVW well in advance to avoid any disappointment and to ensure a successful event.
• For functions or events exceeding the limits set out above, a function fee maybe chargeable, depending on the nature of the party/gathering, and the number of people attending the frequency of such dinners/gatherings.
• A catering company and in some cases, an event coordinator may be required as Khayangan Estate can only cater for up to 25 person (15 for both 3 bedroom villas)
• An additional bank fee will be required for payment by credit cards
• For booking of 3 bedrooms only one car will be provided.
